My umbrance comes from incredibly high fees for what equates to someone changing the name on a pre-typed contract. Scribbling my bank details down and charging me £450 for the privilege.
One would have thought that -(BA 2.1 in business management and an MA in Business Creation and Enterprise)
Would have taught you a little bit about how businesses generate profit and operate through different pricing models....0 -

Then you'll have to avoid Rightmove and use an agency that does not charge a fee.
How about this one...

I have a friend who currently lives in Manchester and is coming to the end of their 6 month lease. They don't get on with their current housemate and are wanting to move. Which is majorly beneficial for me.
Wouldn't your friend who already lives in Manchester have a better idea of where to look?0 -

I'm sorry I'm asking for advice around renting a property not sarcasm around how business models work. I'm sure you're very aware that letting fees are not the main avenue of profit for a letting agent. If it was then we wouldn't have any letting agents in Scotland where it's illegal to charge letting fees. It's nothing more than a way to fleece people of money for little to no service provided.
If you're wanting to contribute perhaps advice on what letting agents in Manchester charge less/no fees would have been more appropriate rather than an attempt at insulting me.0 -

It's by his advice that we've been looking at the afore mentioned areas. I don't know the city very well myself so am pretty much going on the recommendation of others.
I can easily afford to live in the city centre with a rental of up to £900.
I just wanted to know if anyone knew of any letting agents in the Manchester City Centre area that offered cheaper fees / no fees. Rather than blowing my brains out for someone to click print. Or is it a case of the CC is locked down and it's a case of stump up the cash or live elsewhere.0 -

Wow that's just ignorant. Letting fees ARE the profits.
Property management pays the bills.
In Scotland agents charge the LLs extra....
Do you ask how much it cost to put together your tv/laptop/washing machine - do you pay 'cost' in Tesco's ?
Why shouldn't agents make a profit?0 -

£900 monthly rent on £21,000 salary is not affordable.
Letting agents require you to earn 30 times the monthly rent before even showing you the property....i.e £27,000.
On £21,000 you should be looking at paying less than £700 per month.:footie:

Its unlikely anybody here will know the agents fees for every single one in the area, you'd just have to ring up and ask. Make a list of all the different agents and when you're flat hunting you can use it to decide on budget.0 -

It's very affordable between two people sharing a flat though. Our "joint" income will be over £40,000 so a £900 PCM is £450 each which IMO isn't too bad, I'm paying my mum £250 to live at her house as it is.
I wouldn't be able to afford it if I was renting on my own would be far too expensive unless a future of eating rice, pasta and beans is on my horizon.0
