The woman provided me with a sound credit rating, where she specified his isn't that great, and yet to be provided (of which I will not hand over a key without). I have a feeling he may be embarrassed/delaying or pushing my buttons to get out of this, where she can't wait to move in.
I'm sorry but I still cannot see upon what basis you can withhold the keys tomorrow as both sides have signed the tenancy agreement. The argument about the furnished wording isn't enough for you to pull out and there's no reason for the tenant to as you have missed the referencing boat now you have signed on the dotted line so it's too late to object to lack of credit referencing. Your credit checks should have been completed before anyone signed the tenancy agreement. So I suggest from your side you go ahead as planned.I gave them the tenancy agreement and they took it away for a week to read and then returned it to me signed.
I then signed it in front of them. There was no pressure on them to sign it. They had it for a week.
The inventory is another matter and it's usual to mark that up on moving in day so suggest you and the tenants do that together by hand then. A handwritten amendment saying no funiture isn't a big deal.0 -
For years and years I have been applying for plenty things (cards, loans, bank accounts, etc.) and many times been asked whether I rent furnished or unfurnished, so there must be some rationale behind this distinction.
Also, I think, when applying for so called housing benefit, there is (was?) a question about it. When you then need to substantiate your claim by providing AST then it is better to have word "unfurnished" clearly printed somewhere on it.
Might be that lenders and other companies consider "unfurnished" tenants more stable? It's not like you are going to move around every few months when you need to carry over your bed, mattress and wardrobe.0
