Tenant want to leave early

My tenant, Scotland, wants to leave early due to family reasons. They signed an AST for one year in October 2015. I am willing to release them early once I find a new tenant. It's a strong market so hopefully won't be too difficult. Can/should I charge them the fees I will incur finding a new tenant?

Fairer yet - go halves. If they'd stayed the full 12 months you'd have been paying these fees yourself in October. So I presume each month's rent puts an amount into your savings to cover 1/12 of the re-letting costs? Therefore you've got 6/12 already paid for, and just need the other half.
