Bad time to sell?

We have been in our current house for nearly a year but it is my partners house, not a joint one. We would like to move to a bigger property which would be jointly owned, but is this a really bad time to sell? Houses round here (Birmingham) don't seem to be moving very well-not the 2 bed terraces we have anyway??

2 bed terraces are very popular. I would be surprised if they aren't shifting. I suspect it's either price - sometimes you can see an artificial shift up in asking prices when one person decides their place is worth loads and everyone decides theirs is worth more than that one.
September is one of the best times of year to sell. Get it on now! Just ask your EAs when they come to value, for a realistic valuation. Get three or even four if you aren't sure. Look at rightmove first and search for 2 beds within 1/2 a mile of your house and include those that are SSTC (sold). See what they are going for in the local area.
Where in Brum are you going to be selling?Everything that is supposed to be in heaven is already here on earth.

We are in Cotteridge, but the address is Kings Norton (odd I know).
There does seem to be 2 beds selling, but there is 1 in our street and 1 in the next which have been on for a couple of months now-although I do think they are asking alot for the condition they are both in!0 -
I think Oulsnam have overvalued friends in Cotteridge

I don't think the market is particularly flat round here. You just need to get your valuations right.
I sold a 2 bed terrace last year and my two next door neighbours were on for ages (over six months). I undercut them by £5000 and got asking price almost immediately. The others had to price drop to sell.Everything that is supposed to be in heaven is already here on earth.

Reposessions have risen by 30% over the past year and there appears to be a creeping malaise in the property market. It started in Spain and the US. Ireland is also starting to have problems. If I was in your position, I would be content to sit tight and wait to see what happens. If house prices slide badly, the value of your current home will fall but trading up will be much cheaper. We have been in our current house for nearly a year but it is my partners house, not a joint one. I think Oulsnam and Rice both over value from what I have seen sadly. I moved from Walsall and knew that market well, but have no clue with Birmingham. In Walsall I owned a 3 bed semi with big drive, garden etc and only paid £125k for it! Brum seems so expensive to me

Who are the one's across the road from Rice in Bournville? I think they sold for another friend quite successfully - they were in Beaumont Road which I think is pretty popular anyway though. (I nearly moved to there when I moved up from London!)
You need to avoid selling with rip off agents like Halifax, Dixons etc. Personally I'd call Oulsnam out and use them as you might be able to get 1% and they are pretty good at contacting their mailing list, from my experience of another office, but take the valuation with a pinch of salt)Everything that is supposed to be in heaven is already here on earth.

Laing are the ones opposite Rice...and I love Beaumont Road, there is a lovely house for sale up there at the mo!
Thanks for the advice, I shall certainly bear it in mind. I hope you enjoy living in the area too!0
