Fastest I've done it was 6 weeks. We were cash buyers and the seller was moving in with his partner. We agreed a completion date between us right at the start and instructed the solicitors that they had to be ready to complete on that date.
And we did. It was close though and took a lot of of nagging of the solicitors from both of us. You really do have to make a complete nuisance of yourself to get them to get moving and this was possibly the easiest transaction ever.0 -
3 months is a fair average from offering to moving in.
But go to your solicitor and tell them you have to complete by 30/4/16. Then book another viewing and tell the EA your date, then whilst re-looking at the place chat to the sellers and tell them your date.
Hassle your solicitor weekly.
Also have a chat with your LL about the fact you are buying a place and that you have informed everyone when you need to be out, but would they let stay if you need to if you allow viewings. Tell them you are only asking as a precaution.0 -

Agreed; I did an auction purchase in 28 days from hammer down to completion (and that was over Christmas) but that was demanded by the auction terms...
Just checked my on-line files and I see that my last two purchases were 13 weeks and 10 weeks respectively. In the case of the longer one there was a bit of messing about on responsibility for repairs and some legalities, and I did have to sell my then current home... So I'd be optimistic, especially if your solicitor has heard of emails (mine has- hence my files are all digital)- good luck0
