What if completion doesn't happen on due day

Curious
It's important I complete this month due to new stamp duty laws

I have told this to my conveyancer and they set 16th March as completion date. Other vendor reckons it should be ok

What happens if we don't complete for some reason ? I will have all my ducks in a line, more concerned that what if the seller messes up for some reason

    Completion dates are agreed on exchange.

    If it doesn't complete in March, the extra Stamp Duty applies I'm afraid.

    But that's why my solicitor agreed 16th March to complete and other solicitor agreed same

    Is that completely final ? Or can it still go wrong ?

    If you have exchanged and completion doesn't happen you are entitled to various things. Out of pocket expenses is one of these, I wonder if this would include increase in stamp duty.

    If you haven't exchanged any additional costs are obviously your responsibility.

    I agreed the 16th March yesterday, my solicitor was then to communicate that with the other party and seller to agree to that date

    I spoke to seller and he seems happy with that date so imagine he will also sign to agree completion on that date, the agent told me he is happy with that date too

    I have just emailed my solicitor to confirm to me he has agreed to that date formally.

    Solicitors can only aim for. Up to issues that arise and their clients if it actually happens.

    I'm buying this house for myself to live in. Never been through this process before so I just want to get a grasp of it and how it can go wrong

    Not sure what your reference to landlords has to do with it
