Architecht quote (2s side extension)

I have a quote from an architect concerning a two-storey side extension to my end-of-terrace house.

draw existing plans: £780
draw proposed plans: £234
planning application: £156
building control submission: £1100
TOTAL: £2270

additional costs, rough suggestions made by architect:
council's planning fees: £350
building control fee: £600
structural engineer: £720
TOTAL: £1670

GRAND TOTAL: £3940


Does this seem along the right lines for all the "paperwork" relating to such a project?

    That's in the right sort of ballpark. My planning was cheaper but the structurals more expensive. I'm based on the south coast.

    sounds about right, the only thing I would note is that engineers seem to be really busy at the moment so don't be surprised if their price is higher than the estimate

    not sure what these are:

    council's planning fees: £350 - Is this pre application advice? hes already charged your for the application previously...?


    building control fee: £600, and i presume this is the full plans submission cost, but then again he has "BC submission above". This i feel is him/her acting as "agent" on the job.

    Might want to clarify a few things

    tbf - I think it's just you that's got confused by the quote here - one is the architects quote for services and the other is the council fees.

    some local authorities I deal with have "advert fees" so you have the basic planning fee of £202 then they have a charge for advertising the application in the press/notifying neighbours etc, it varies from authority to authority and isn't required if the work is in a conservation area or the applicant owns all land within 30m of the application site (along with some other exceptions)
    I would also guess that the applicant will be paying these fees directly to the council and the figures in the op are to give a decent overview of the total costs of gaining the permissions...
