Dear LL,
I am aware that you are looking to renovate the property we currently reside in. As we are considering moving ourselves, I though it prudent to ask that we come to a mutually agreeable solution.
You presumebly dont wish to have any void periods between tenants and we dont wish to pay rent on two properties at the same time.
I therefore am asking you if you would consider an early surrender of the tenancy? And if so what your preferred terms would be.
As a starting point I would offer 1 Months rent, so that you could carry out renovations at your leisure knowing that the time was paid for already.0 -

that might be where my negotiation ended - it wouldn't be my starting offer!
My negative energies are being directed towards my former employer (http://www.lancasterguardian.co.uk/news/business/council-terminates-contract-with-lancaster-care-company-after-it-fails-to-pay-staff-wages-1-7767483) - so I feel more positive towards others
I was aiming for a compromise 33% of what the OP was willing to pay seemed like a good starting point, with the prospect of going upto 50%.0 -
You say your purchase is moving swiftly but have all the surveys been done and do you have an exchange date yet? You could still easily end up with a moving date of May, in which case you could ask for 2 weeks between exchange & completion to eek out a little more time so you get less overlap.
I'd probably contact your landlord and say that you do not intend to re-new at the end of your term and if he wished for you to leave early you would be happy to negotiate terms, such as paying the cost of an advert and a tenant check. Also ask him to book an appointment with you to come round and discuss a move out check list as you wish to ensure you leave the property in the correct state to have your deposit back in full.
If the LL then wants a void to refurbish he can come back to you.0 -
Oh, good grief!!!!!!!! :mad: :mad: :mad: What an absolute nightmare Guest!!! I'm truly sorry to hear so many people, yourself included, are in that position.
Miz, searches are done and we have a target exchange date next week - signing everything on Friday with completion target date for the end of March. We won't be sending anything to the LL at all until we exchange and have the completion date locked in - and will add a few weeks to that when communicating with him to give ourselves buffer around completion date.0 -

We won't be sending anything to the LL at all until we exchange and have the completion date locked in - and will add a few weeks to that when communicating with him to give ourselves buffer around completion date.
It happens, for me it was a weekend job, on top of my 9-5. So not owed too much, but some former colleagues are in the thousands.
Good idea not saying anything to LL until exchange, you never know what might happen. You may want a week or 2 after completion just to make the move easier and time to clean the place0 -
So, exchange on the new place going ahead either tomorrow or Monday at the latest (pending confirmation, everyone is now ready to go by all accounts). LL finally responded to my request to share a copy of the check-in inventory that we never received, which was posted through our door last night, along with a note simply saying "you signed it, you must have seen it".
Duly checked through the full mammoth document that had been posted, and the only section we had indeed seen and signed was a short handwritten commentary from the check-in agent, not the full rainforest devastating novel that was shared with us yesterday…. :mad::mad::mad:
Never mind - I will keep thinking happy thoughts about what it will be like to be in a house where running the central heating doesn't cost six pounds an hour, where it isn't consistently warmer outside than it is inside even when running said heating, and where the windows and doors don't flood the house internally whenever it rains….. Roll on exchange so I can put forward the request for early surrender and get the hell out of here….!!!!0 -
