Any builders around South Wales? How much does a total renovation cost?

2 bed detached bungalow needs:

Foundations need doing (crack up structural wall)
Dry rot on wall
New roof
New electrics
Double glazing 2 bay sliding doors 4 Windows
New front door and back door pvc
New fire and fire place
Every wall stripped back reboard and plastered
Asbestos removed off every ceiling.
Ceilings redone plastered all painted
Floors redone and carpeted/tiled in bathroom and kitchen
Knock wall from kitchen to dining room
Utility room and we oto it boxed off at end of kitchen
New bathroom (double shower not bath) with marble effect walls not tiled
New kitchen and all appliances
New fitted wardrobes
New central heating(but boiler is new)
New skirting
Painted and decorated

Cost for above everything done by builder please.

Then green room onto living room 6x4 m extension with double opening doors and window

Garage new roof or demolish it?

Rendering of bungalow

Any ideas the cost?

    I don't know about that much - but I bought a 2 bed detached bungalow in Wales and I figure what I have spent on it to date and what remains to spend (when I have the money) probably comes out around £60,000 to finish it to ordinary/everyday standard:eek: - and that's with only one external area of asbestos removed and the vast majority of doubleglazed windows and doors done already.

    No garage. No rendering. No new roof. Still to do = kitchen, conservatory, garden and I lost count at around £35-£40k.

    Depending where in South Wales, somewhere between "more than it'll be worth finished" and "FAR more than it'll be worth finished".

    Agreed. It has to be worth it in other ways.

    Despite only getting it together to very average standard - then, even before finishing it, I would not get back what I bought it for and what I've had to spend on it. That's with ignoring a couple of years house price inflation since buying it too...

    You have to be "playing a long game" (ie 10 years at a guess imo) and carefully chosen the siting of house for it to be worth it from financial pov imo.

    Have not bought it but thinking about it. It is about 75k under similar done up ones in area. This would be to then live in as very good area.
    It looks structural as wall cracked in kitchen. Though not got a survey done yet. sEstate agent said to renovate without adding green house would be 20k but yes I was thinking more 60k also which then makes it a non starter. As could not live their for months either.

    Thanks money, can you give me an idea what 35k did? As this is my max budget hence 60k too too much. I am only thinking basic also not high spec finishes
