Renting - HELP!!

There's so many old posts on here I'm not sure if they are still accurate! My partner and I are looking to rent. We've paid £180 for the credit checks but I'm just concerned what they can see?? We both have defaults from a few years ago and a couple of late payments in the last year or 2. Will we fail?? Or can letting agents only see CCJs etc as we are both clear of these and all other public info. There's so much conflicting info I don't know what to believe! The LA used LetAlliance who have sent me an email confirming they have completed the references and sent them back but no word off the LA yet (admittedly they only send them back lunchtime today) so I'm panicking now we've failed . We earn about 40k between us so can afford the rent of £470 no problem! Help!!!

They will take your £180 and pass about £20 on to a credit referencing company such as Letalliance who check your name and address against the addresses you have provided to verify you lived where you said you did.
They will check for CCJ's, IVA's, DRO's and Bankruptcy. Even if you have them it doesn't mean you don't have the tenancy.
If you've got a previous landlord they'll telephone them and if you've got a job they'll phone your employer.
That's about it.
You earn more than enough to afford the rent. I earn next to nothing .... I have no provable income at all and I can still rent and my rent is £475 a month.:footie:

Why did you pay £180? Is this a clue as to how you got into such financial difficulties ?
Either you'd pass or fail. How would paying £180 help you if you failed!0 -

The £180 is agents fees. If they want the property they clearly had to pay this.0 -
Wasnt clear to me but if the OP had to pay it as part of renting, my apologies.0

Yes it's the letting agents fees. As far as I'm aware all letting agents charge it unless you find an independent landlord.0

No potential tenant in Scotland pays fees. It's up to the landlord to shop around to find the most competitive agent with the lowest fees.
Maybe one day enough tenants in England and Wales will convince the government to make it illegal here too.:footie:

Its standard <mal> practice when you go to a letting agency in England. They charge differing amounts for the credit/reference fees (but its never the amount they actually pay). Its usually called an admin <over> charge. One agency tried to charge £600.., I walked away very speedily (it was the same as a month's rent on the place I'd just looked at).
Even my LL charged £60 - said it was for the reference fees (which I knew would be around £20) and to get his solicitor to look over the TA. It was so badly written, I can guarantee a solicitor had never cast an eye over it (and it was the same one with date changes every time).
I should have taken the hint there and then lol.0
