Help with Landlord

Background: Moved into London flat May 2012, never missed a payment or been late, flat looked after and kept tidy.
In the lounge I have a steel, welded garden table which has been there since I moved in... with 4 steel chairs. It's not lounge furniture.
So, I eventually purchased a nice new smaller oak table with 2 chairs.
Unfortunately I cannot move the steel, welded garden furniture out of the flat. I have no idea how it even got in there unless someone took the doors off the hinges, even then... it'd be tight!
Landlord, well letting manager which are based in Birmingham keep telling me it has to stay there.... i enquire about make and model but they don't have that information.
On the inventory it says "Metal framed dining table with square glass top and 4 metal high back dining chairs. Aged, scratches to middle"
I was thinking of cutting it in half and paying for it out of my deposit but how would this ever be valued?
I've paid nearly £65,000 rent since moved in! Management company couldn't care less - i just want to feel at home.... now i have 2 tables in a small lounge!
Any idea how an aged steel, welded table would be valued?? or any other suggestions?

You don't get credit for things you are supposed to do like paying your rent on time. Your contract is also with the landlord (the person named in your tenancy agreement) not the letting agency.
Presumably when you viewed the property you could see the steel garden table and chairs in the living room. It was your choice to go out and buy more furniture for a property that sounds as though it was already furnished.
The table must have got in their somehow. Are there any bolts or screws you could remove to take the table apart and then store somewhere until the end of your tenancy?0 -
Surely your first step is contacting the landlord directly to argue your case/request the unwanted item be removed.
The managing agency has absolutely no incentive to be amenable to your request.0 -

Do as you wish, the LL is only entitled to the value the property would have at the end of your tenancy. The furniture is not worth much brand new, it's now ATLEAST 4 years old, it's worth.... virtually £nil.
Bin it and ignore them.0 -

I'm happy to pay the money for it but don't want the lettings manager to charge me an extortionate figure... don't know where i'd stand when it comes to getting my deposit back which is hefty.

I always worry about this though as don't want to be unfair on the actual landlord... and i'm not sure how it would value it... if they take £500 off my deposit where would i stand?0 -
Have you got the LL contact details or can you get hold of them, speaking to the LL would obviously set your mind at rest.0

Forget the wifie in Birmingham, if you ever want to contact your landlord directly then you can. If you write to the letting agency asking for your landlord's contact details then by law she must supply them within 21 days.
Does the letting agency ever carry out inspections? If not I'd be tempted just to get rid of the table and chairs. How they are valued depends on how much they cost and how much use (how long) the landlord has had them.0
