  • Instead of being obtrusive (which can cost you money and a bad reference), you could call the agent to discuss what is the landlord's actual intention (or you could call the landlord directly).

    If the intention is really for you to leave then start looking for a new place and hand your notice in when you have.

    Landlord wanted us to sign another contract and put the rent up. We thought we would have until 1st May at the earliest.

    We are renovating a house and it won't be ready for 24th April, so ideally we probably would have stayed until 1st June, as our house is nowhere near ready.

    Could we stay until 1st May anyway?

    It is very unlikely that they will start eviction proceedings, then. I would not worry too much, you can probably stay beyond 1st May without trouble.

    So you do not need a reference
    The Landlord would have to go to court and this can take another couple of months.
    Refuse to sign and carry on paying your Normal rent by standing order each month.

    Yes we don't need a reference, and I've read it can take some time to evict. So hopefully we can stay till our house is ready.

  • Don't reply or respond to the agent or landlord until you are ready to give your notice-to-quit. You must give at least 1 month's notice expiring end-of-tenancy-period for it to be valid & to end tenancy (your NTQ ends tenancy: Landlord's s221 doesn;'t end tenancy)

    However, landlord may be so pleased to get it back without court action he'll agree an early surrender on such terms as you agree (eg "22:37 this evening", landlord pays you £250 to go).
  • They initially asked us to sign a new contract on 8th January, so I have managed to string it out until now. I will have no problem in not replying for a long as it suits me.

    Does my one month notice have to correspond to my tenancy start date?
