    an epc is required if you are renting out your property - maybe just in scotland at the moment i think.
    the epc is just the output from the sap calc, which would seem a bit overkill unless you have a highly glazed extension not thermally broken from the existing house and you require to upgrade the rest of the building to current standards to get through regs

    OP - let us know why you need the EPC at all!!!
  • If you can, start to look for a builder asap, if you find a good one you may have to wait months anyway. Get a good one and they'll help guide you through.

  • hi, we have had plans and building regs approval and now looking for a builder.
    however, architect is pushing us to get calculations for rsj and also energy perf. cert. done
    is this necessary before we start work
    any advice appreciated.
    I thought we had to find a builder first to start the work and he would ask us for calculations when he needs them as I think he will be building the shell first


    I am having an extension built atm.


    Definitely get the calcs done asap. It cost me about £500 for the calcs on two steels.


    My architect recommended a number of local builders who he had worked with in the past and they all submitted guide prices
    based on his drawings and a site visit. We selected the one we wanted to use and then he submitted a quotation based on a detailed spec from the architect. Work is well advanced and I am very pleased with it all so far.

    highly recommend you get a few decent builders to quote ASAP

    our architect gave us an indicative cost based on our proposed extension, as soon as I started getting quotes it was clear the architect was living in a fantasy land - the quotes were over double!
