The LL must prove the deductions to any deposit to be reasonable and necessary. Clearly having no proof of fleas would not be necessary to treat them.
I agree with this, and even if there were fleas, wouldn't a clause requiring the property to be professionally de-flead be somewhat akin the the professional cleaning clauses?
The house simply should be returned without fleas.

Even if there are no immediate and obvious signs that there are unwanted guests (a known risk associated with keeping pets), can OP be sure there are not any? If this is possible and OP is able to confirm that no fleas have been introduced by her cat with a similar level of confidence to which she could confirm there are no scuff marks on the wall or blockages to the toilet, then great, I take back everything I have said in this thread.
However, if it is not possible, surely it's just common courtesy towards the LL and whoever moves in after her, let alone a legally binding obligation, to take steps to ensure that this risk has been fully mitigated by having professional treatment, in return for the LL kindly allowing this risk to be introduced into his property in the first place by OP.0 -
I would call Rentokill and ask how much it is to deflea a house professionally. Then at least you know how much it will cost.
Most landlords want a hefty deposit for pets.0 -

Thanks for your patronising response. I'm 34 years old I'm quite aware of how much things cost. I simply meant when you're trying to save up a deposit for a house when you're already renting you need every penny you can get. So spending £100 on something which is probably not even necessary just seems like such a waste of money.
Anyway like I've said about 3 times now, I'm going to agree to his terms, I was just interested in other peoples opinions on whether it was an excessive clause or not.
