LL are not responsible for your services unless stated in the lease.

They are not fixtures and fittings.

A rooftop aerial is fixed to the property.

Would you mind your tenants climbing onto the roof in an attempt to fix this?

What if the tenant doesn't fit the aerial securely and 3 months after the tenancy has finished a bit of wind pushes the aerial over and crashes through the roof. The tenant is long gone.

There is a case from the financial ombudsman that required an insurer to pay out for a replacement rooftop aerial as part of a buildings policy....so in my opinion the landlord is responsible.

nobody has mentioned it but might be worth asking landlord how much he / she would charge to fit a new or fix existing aerial. If he gets it done he gets to keep it for next tenant so he might do you a deal. As a landlord and property renovator its the kind of thing I buy a few of when i see them cheap, if someone wanted one I would do it for less than an aerial installer would charge.

Notify them if they are not prepared to do so, you will carry out the repair, but will be returning it to it's current, non working, state when you eventually leave.

    (a) isn't that like getting your wallet out at the bar on someone else's round. Don't mention you're willing to pay on the initial enquiry.

    (b) er......why return it to a non-working condition? Saying this will just make the landlord think they have spiteful tenants.

It almost certainly is a rooftop aerial but the last two houses I have lived in, including current abode, have aerials in the loft. This has proven mighty handy, I easily upgraded for example. I realise it's very dependent on signal strength.[STRIKE]Totally misses point of thread.[/STRIKE]

Does a friend or family member have an indoor powered amplified ariel you could borrow to see if strong enough to work in your new property. Would be a much cheaper alternative if the landlord doesnt want to repair the existing

We don't live in same country as family, so it's pretty much just us 2 unfortunately. We'd have to buy one to test it. And we can't get on to roof to put another on one. An indoor one just wouldn't cut it with a YouView box either I don't think, they're notoriouly picky I think.

Some area just cannot access Freeview. Though our city has widespread availability , there are certain pockets where whole streets have to take Virgin, Sky or at least a satellite dish in order to view any live tv at all.

We have checked this and we can get freeview. Our first point of call was obv this! Lol
  • Thanks everyone for the replies! Will show to my partner too, although he usual checks some of the issues and advice people have given here anyway =)

We have logged the issue with the agents and asked if the LL is prepared to look into it or repair it. No mention of us willing to pay for it. Fingers crossed..
On another note our tenancy specifically states tenants do not have permission to access the roof so we couldn't go up ourselves and check things out. We're hoping they will get it looked at to keep us happy, as I think they bought the house a few months ago to specifically rent, and we said we'd like long term.

    Thanks again!
  • Just an update for anyone interested lol Landlord was able to come round today and fixed it for us. Was very nice and apologised for not checking aerial before they rented it. Was hestiant about contacting them in first place due to issues in past, put maybe we've found one of the decent and good LL! Here's hoping!

He replaced the connector on the aerial lead, seemed very old and retuned and it's working now. He's gonna have a look at the roof aerial too I think. Thanks again everyone!

Hope your not relying on your partner for any DIY !
Never, under any circumstances, take a sleeping pill and a laxative on the same night.

Not sure if this is joke? Lol As my partner is actually very handy around the house so he would do DIY when appropriate.. Lol
