Lock up garage insurance for landlords

Hi,
I am looking to rent out my lock-up garage, that is in a separate block from my house, as we don't use it. I have found someone interested in renting it, but apparently this would no longer be insured under my home buildings insurance as it would be changing from domestic to commercial use.
However, after hours of googling it is proving to be really difficult to find anyone offering insurance for landlords, for garages. I have found one option but the quote is higher than I would like, so would like to gather a range of quotes. But, after speaking to a few mainstream insurers and searching for specialist insurance to cover this, there appear to be hardly any useful results or companies offering this service.
Has anyone been through something similar, and know of any insurance providers who would insure a rented garage? This is for buildings only, the contents are not mine so can be covered by the tenant.
