How likely are more enquiries after searches

Hi all,

I'm selling my home. My solicitor has dealt with the buyer's enquiries and we're just waiting for the searches to come back. With a bit of luck this would be any day now.

Can someone knowledagble tell me how likely it is that the buyer's solicitor would want to raise additional enquiries after the searches come back. More generally how long is it normally between the searches coming back and being in a position to exchange.

Obviously I am just after a very rough idea - is it really common? Would I expect to wait days or weeks?

  • It's common, although doesn't always happen. We've sold 3 times and every time after the searches came back the buyer's solictor raised additional enquiries. A lot of the time it's 'state the obvious' stuff or CYA stuff for them. So yes, it's likely.

    In terms of timescale, weeks, possibly months depending on how quickly their solicitors respond, how quickly you can get the information they require etc.

    A question - do you think there WILL be additional enquiries? Eg when you bought the property, did your solicitor raise any on your behalf? If so, dig out the response you got - you could send that to your solicitor as and when the enquiry is raised and save some time.
