It's unlikely that the damp specialists are taking us for a ride since they have nothing commercial to gain, they just do the surveys. Plus the report has the thermal imaging pictures which are pretty clear.

OK, that's a good starting point then. Especially if it is their view that the surveyor should have spotted this. Although you should note, surveyors don't use thermal imaging. You might want to raise this with your solicitor, but many don't deal with professional negligence claims.

Bearing in mind that any proceedings against them will cause you stress, do you have any idea how much this would cost to remedy? It would give an indication of the resulting loss of property value at least.

If it's a few hundred quid, I'd forget about it.

I would love to see what thermal imaging shows?

Damp areas will show up colder, due to the evaporative cooling effect.

  • What is 'extensive damp readings had been taken throughout the property'?

I would have thought that a little bit of damp was sorta to be expected? Mostly because of lack of ventilation though...

To the OP. Any surveyor that carries out Homebuyer Reports/ Valuations is required as part of their affiliation with RICS to have a complaints handling procedure and a third party complaints handling firm with the authority to award costs against the firm. You should have been provided with a copy of this complaints handling procedure prior to them commencing work. It maybe that you can end up going to ADR with RICS or it could be Ombudsman Property or one of the other intermediary firms.
  • Great thank you all for the help. Let's see what happens!
