^^^ I understand the issue with the ex-wife, but what I was attempting to demonstrate was that there may be no need for her to co-operate. You should be able to prove you & your husbands income by your respective SA302s which should also show rental income as a separate line entry
As the ex-wife is not going to have anything to do with your residentail home, then I don't see what her income has to do with things.
The issue is however that your husband is half responsible (well wholly as it will be considered joint & several liability) for that property she manages, and receives no income for it.
But your husband receives all the rental from the other property that the ex-wife has a half interest in.
As the 2 properties are worth roughly the same, and so presumably generate roughly the same rental, and presumably mortgaged to roughly the same level, the mutual agreement for rental receipts should not affect the outcome
But I agree, probably time to take the bull by the horns.
Can the 2 BTL properties not simply be re-distributed so that your husband owns one outright and the ex-wife owns the other? (preferably in the same way as the rental income is received)0 -
You will need 3 months bank statements showing the rental income coming in for them to not count the mortgage against you as a commitment. The account has to be in your name or have your name on it. They will not count the rental as income unless the property is mortgage free so are purely looking to see if the rent covers the mortgage by 125% so that they aren't counting the mortgage as a commitment
Had a case where client owned rental with mother and due to having been working abroad only mum was on the rental account but 2 months before applying for mortgage he added his name to the account. We had to wait for month three before they would accept that the mortgage was covered by the rent and not count it against him.
The above case was where we had 3 months proof of rental income with same account details but 1 month in just mums name and following two months in joint names. Went to appeal three times as on 28 day exchange but they wouldn't budge so don't waste your time. Case offered yesterday after waiting for 3rd month bank statement
If it is not affordable with this mortgage in the background and you are not named on the account that gets the rent coming in then nationwide will not happen and don't waste your time.I am a Mortgage Adviser
