Flooring decisions

Hi everyone,

I am having a kitchen extension to my 2-up 2-down terrace and also a new central heating system installed (currently I have electric heaters and am switching to gas). As this will involve removing floorboards etc to lay pipework I have decided to take the opportunity to do all the mess in one go rather than in stages. Carpets in the bedrooms and living room are already decided, as is kitchen (tiles) and bathroom (laminate).

My issue is around the dining room.

The dining room will be connected to the kitchen by two steps up, but I don't want to have the same tiles in both rooms. Equally, I don't want carpet in there as I have an elderly dog who is having more and more "accidents" as she gets older (she lives in the dining room area). Could anyone please advise of any easy to clean surface that is waterproof and not cold underfoot? Underfloor heating is not a possibility as this particular room has a solid concrete floor and would require significant additional work (cost) to add.

  • You could go for electric underfloor heating and tiles.

I guess woods not at option due to the dog.

How about a Karndean type in wood or tile effect?

We've thick Karndean-type stuff in the kitchen - looks like stone flags, feels cosy under toes, and scrubs up a treat.
Ask if you can see the industrial flooring - thicker, fewer choices but (for us) splendid!

Sorry, probably a stupid question, but is Karndean a vinyl sheet, or is it something else? I looked on their website, it's very busy but doesn't tell you what you're looking at!

It's like planks of vinyl but more hard wearing. We are planning this in our kitchen/diner. Comes in wood effect and told effect. Other brands are also out there, think we are going with Amtico as I prefer the design and finish.
