If you want the house then pay for the indemnity insurance they generally don't cost that much and its a better safe than sorry situation sortedCurrently studying for a Diploma - wish me luck

When we sold, the buyers solicitor raised an issue - the indemnity policy cost us about £100, but it meant the sale went through. Likewise the property we bought had an extension but no planning permission. the sellers solicitor's response varied from "are you sure that it's an extension" to "not needed". Our response was "provide an indemnity policy or lose the sale". So from my limited experience, these are fairly common.0
