If you know the vendor won't budge from 155, he probably thinks you're wasting his time with 151, 152.....
  • Always ALWAYS give them a stupid price to start with and go up in increments of £500 or £1000. It's a buyers market.

where? in SE defo it's not unless the place is overpriced and run down! Most of the time there's a stream of people viewing and the asking price is a floor price really. By the time you walk in there are already few offers over the asking price!

Offering less usually leads not too much given that there are already few offers over yours...

You never know what you will get with "offers over" We just offered on a house with this, been on the market almost a year, we offered 5% less than the offers over price and it was rejected, vendor wants that number (we have walked away as we feel it's too high)
  • Offers over is just marketing form the EA, the property I'm currently going through the process of buying was advertised as offers over £xxxx, but the offer they ultimately accepted is below that figure.
  • Offered 192500, EA said they had an offer at asking. Left it as that for now, not sure whether to just revise up to asking.

Hey, I don't know where you'd like to buy, but the London market is crazy.

Our flat was marketed at offers over £215k and we gave an offer of £236k (wasn't the highest according to the EA) but they chose our offer as we were in a strong buying position. So yep, £21k over the asking price.

I was super worried about the bank valuation, but it came back at offer price which we were chuffed, as we believed the flat was worth that.

    Good luck :)

Can I ask what bank you used? and what surveyors company? Cheers.

This property also came back into the market, I asked vendor why and he said the current owner took too long finding somewhere to move so the buyer pulled out. Also asked what it went for before and he said asking.

    As an FYI,

This property was listed on 16/05/2015 for £180,000.

Halifax and they used Arnold & Baldwin.
  • Wish it was a buyers market where i am looking to buy.

Increments of 500-1000. One way to ensure no one takes you seriously.

Where can I find this info? Seems like this one is a waste of time.
