  • @afooksy well my full application was processed by broker today so it's a waiting game now I guess? Also received some forms from solicitor in post today, they are asking for some payment now (£156) to start some searches, is this normal? I'm sure broker said all fees could go on a credit card and wouldn't be taken until mortgage had gone through so it would be fine.

    @thanhdaba @afooksy I'm also in same position.. I have no chain and sellers moving into an empty house! My broker said yesterday he would guess April time for completion.


    Reference Solicitors; this is quite normal for some payment to be made upfront before searches can start.


    Reference timeframe; it can really vary. Depends on searches and surveys. Ours was no chain purchase and it took about 10 weeks from offer being accepted to getting keys.


    But sooooo worth it :)

    very similar to me, we got a text from Barclays today which said 'your application is progressing and we need to visit the property to complete a valuation and will be in touch with a date'


    EDIT: just logged on to Barclays online and it says our Valuation has been instructed and the mortgage is with the underwriters. So just got to wait for the date but fingers crossed.


    we paid £250 upfront to solicitors and £190 to mortgage advisor for the valuation so sounds normal to me. I think we pay more as we go along?
    @debtslayer thank you - good to know it can be that quick! I try not to think about it all too much but I really can't wait until we get the keys.
  • I returned completed forms to solicitors today but they couldn't take the payment as their system wasn't working, they're going to ring me again in morning if it's working. Hope it doesn't hold things up.

    Oh i know that feeling! We were so excited and stressed that it would go wrong. I had to keep telling myself to calm down and try not to think about it all the time!

  • I know and its so hard because you want to get excited and start planning but at the same time don't want to jinx anything. I was looking at wallpaper last week!! After we got outbid and had to raise our offer I decided not to plan or think about anything until I have the keys in my hand because it really isn't yours until then.

    Hi Sparkle,

    Exciting times for you! We were first-time buyers in 2004, and our now on the road to being second-time buyers. It is definitely more stressful this time around! At the moment we are kind of in "limbo" awaiting valuations of the property we are selling, and the one we are buying. If either/both of them come out way lower than the agreed sale prices, the deal/s could be off :(

    I hope it all goes smoothly for you though, good luck :)

    Since I posted this our sellers sale fell through, so we are now in limbo too.


    I gave all my ID papers and proof of deposit etc into the solicitors and they advised that they wont do the searches until I inform them too now.


    Valuation and homebuyers report was done on Tuesday, was told by broker that our application was approved subject to the valuation and I had to pay the fee for the report.


    Its just a waiting game now until our seller finds a new home!

    Hi Everyone,


    We have our valuation booked for Friday so hoping for a good result and to get the mortgage offer next week. Other than that everything is very quiet. We found out the couple who outbid us have since found another house so that's one positive as they are out the picture now.


    ah @plainjayne that is frustrating but at least its all going well from your side and the extra time you wait you can save up some extra funds for new bits & bobs for when you do move in.

  • I haven't heard anything from anyone since I paid the solicitors fees on Friday for the searches. How long does this usually take and what is the next step after that?
