  • @afooksy congrats to you too.. Exciting isn't it! I also have appointment with broker next week. I have my quotes from solicitors and know who I'm going with, but broker hasn't said to do anything else yet till appointment next week. Thanks for the link, will check it out now.

    @nkkingston I also am a bit confused about solicitor. My broker just told me to get quotes for now. The EA did ask who I would be going with, and turns out it was same as the seller so they can't do it as conflict in interests so I'll be using one of the others I got a quote from.

    I am also a FTB - i sound about a week ahead of you in the process, although i didnt have a DIP beforehand (wasnt actively looking to buy until my neighbour put a for sale sign up!)

    I am also using a broker who has been great at answering all my silly questions and explaining the process.

    Process for me so far - offer accepted, broker found us mortgages, DIP approved, full application submitted, since have recieved a few requests for evidence (odd statements etc) whilst the mortgage is being sorted i researched and instructed a solictors (swapped details amoung EA and broker).

    Yesterday, i had a text from nationwide to say a survey is booked and recieved paperwork (a questionnaire to complete), 1st request for money and a request to go to the office with ID from the solicitors.

    fingers crossed it all goes smoothly!

    We went with L&C as our broker, and we got quotes form them, the estate agents, and a local firm. And we've gone with OH's mum without getting a quote, because it didn't feel like there was a polite way to say no! The EA wanted to know our solicitor so they could send them the paperwork, which I don't mind but I'd quite like to see some paperwork myself (we've had a letter confirming we made an offer, but it doesn't show our final offer, so I don't know if we should expect another one). I don't know if there's meant to be paperwork for me yet or not though, so I'm not chasing anything. Mortgage application went in yesterday, so I'm going to focus on biting my nails over that instead for now.

    Hi @plainjayne - congrats! - a bit like us it happened very quickly. Sounds like you are well on the way. We are in a bit of limbo while we wait for our mortgage broker to come back from his hols, then he's going to submit our application and get the survey underway.


    @nkkingston @sparkecity - we didn't get quotes either and just went with the solicitor recommended to us - turns out a friends mum works there so kind of made sense and after speaking with others it sounds like we are paying about the norm. EA also keen to know our solicitor - they said once we had one the house would come off the market so we were keen to get one pretty quickly. I read through the paperwork sent by the solicitor and it sounds like they are well underway with everything. We also received a letter from our EA confirming our offer has been accepted.


    I've read a few different situations on here- some people have the mortgage offer then the do the solicitor bit - some people do it the other way around and the offer ends up being the last thing everyone is waiting on. I guess there is no right or wrong way to do it.


    I am also getting twitchy to get our mortgage application in - I'm nervous the survey will come back lower than what we've offered. I have no reason to think it will its just how I am.

    Bit of an update - late last week had a call from our estate agent to say the people who viewed the house before us had made a higher offer. We originally offered £163 they offered £165, vendor said no she wasn't interested...until they offered £167. We loved the house so went with £168 and she accepted our offer. EA said the other people are completely out now but they said that when we put our original offer in.


    Meeting with mortgage advisor tonight to submit our mortgage application and get the valuation booked. I am hoping now as we progress with solicitors etc that should this other couple come back with a higher offer the vendor will say no as it would mean starting again. And they have a chain where as we don't.


    Hopefully your's has gone smoother. It has only just started and is already v stressful x
  • @afooksy sorry to hear someone put an offer in but glad you were able to beat it! I had 2 missed calls from estate agents this morning that I picked up at lunch time and panicked thinking someone had put a higher offer in, but they were just chasing up thinking I'd had my appointment with broker!

    Had that appointment this afternoon, AIP was with Halifax but broker was saying today might still be a better offer so he might apply elsewhere. Basically said to leave it with him for a few days and he'll be in touch. Hopefully hear something by end of week!!
  • Also any idea on timescales? I have no chain obviously and sellers are also moving into a house that is empty! Im hoping it could be pretty speedy as far as the mortgage process goes

    thanks sparklecity was a bit of a worry but fingers crossed all goes well from now. I now save all the different numbers in my phone (estate agents & solicitors) as they work in the same high street and have really similar numbers - I had a missed call from the solicitors and thought it was the estate agent and went into a massive panic!


    I'm glad things are moving on for you and that your broker is working to get you the best deal. We had our application go in yesterday so just waiting for the valuation. I rang our solicitors who said they are now waiting for some documents from the sellers solicitor which can take about a week then the searches can start.


    @thanhdaba your situation sounds similar to mine as we have no chain and seller can move out before the sale completes but we still keep getting told 8 - 12 weeks, I ring every couple of days to keep check on it all in case anyone needs anything from us xx
  • @afooksy well my full application was processed by broker today so it's a waiting game now I guess? Also received some forms from solicitor in post today, they are asking for some payment now (£156) to start some searches, is this normal? I'm sure broker said all fees could go on a credit card and wouldn't be taken until mortgage had gone through so it would be fine.

    @thanhdaba @afooksy I'm also in same position.. I have no chain and sellers moving into an empty house! My broker said yesterday he would guess April time for completion.
