    Even if you were able to jump through all these hoops (planning, architect etc) what security of tenure would you have given that your Opening Post intimates that your father is a joint owner of the main house?

    Taking out all the other issues (family/planning/BR/mortgages/utlities) then what you are suggesting could easily cost 30-50k Self-contained suggests a kitchen so that means council tax will be payable. For that budget, you could either knock down or amend the existing - if knocking down you could do it cheaper with a log cabin (still going to be 20k just for the building).

    You haven't mentioned how you are funding all this, that is likely your biggest obstacle - if you have the budget then its possible. Hard work, but possible.

    Personally, given your other circumstances, I wouldn't do it in a million years.
  • If your mother goes into a nursing home then I don't think they can't take the house to pay for that as long as your father is still living in it. Might be no help to you, but could be beneficial for her.

    I think it was implied that the OP can't fund it themselves - so would need to be paid for by parents or by (non-existent) grants.

    Dependent on where the OP is in the country, buying an existing flat could well be cheaper.

    EDIT: I note from a later post they are in London, so it wouldn't be.

    12 years ago I was quoted £60,000 to demolish existing garage and build a 1 bed brick and tile detached bungalow with lounge/kit and shower room. If you can get pp a proper timber lodge would work out cheaper
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    It's a pie in the sky idea. It sounds like the your father doesn't have the figures quoted - and would the violent 'Victorian' father be prepared to spend it if he had it? Then there are the planning issues...

    I think you'd be far too off looking for a private one bed to rent - of course this depends on your age as LHA might only pay for a single room. Either, way you clearly cannot 'sofa surf' for months and months - maybe years - while planning is obtained and something built. You need a more immediate solution.

    This is right and probably the best result. Your mother can get 24 hour care and you can concentrate on looking after yourself and will never need to go near your abusive father again.
