Asking for the property listing to be completely taken down as a condition to offer?

    Thanks again for all the answers.

    I am new to the process and learning a lot every day! Regarding my finances, my impressions is that a lot of deals fall through from poor finances so I do think vendors may accept lower offers if they feel they have a much better chance of the deal going through without delays or hiccups. I understand that I may need to prove that though.

    In conclusion:
    - Taking a listing down completely is not the norm and quite rare.
    - Asking for "SSTC" is perfectly acceptable but might only happen once you are a bit further down the line. Sometimes "Under Offer" is used instead initially.
    - Yes I am worried about my offer because this is a illogic and crazy marketplace! Every one of my first time buyer friends have had deals fall through. It's only natural to want to do everything you can to control the situation.

    Sadly I lost the property to a higher offer which I don't feel is good value. I think I did everything correctly but some things are out of my control. The stress involved in purchasing will take some getting used to.

    Anyway thanks again - lots of useful comments and food for thoughts. Hopefully I will fair better next time.

    It is just worth remembering that while the price may look expensive today in 20 years time it probably won't and you will have had a home for that time!

    It only takes one other person to be proceed able to scupper your theory.

    Good luck but to most vendors in the current market your assertion is incorrect.

    I had similar thoughts when I started looking 6 months ago. It's really a sellers market at the moment. For each £1k extra you bid it's an extra £5 a month on the mortgage. I know this is moneysavingexpert but it's worth considering how much extra you are comfortable with bidding to get the place you want rather than worrying about it's exact market value. I'd rather pay £20 a month more and be able to move onto conveyancing than having to keep looking because I am continually outbid (moreso when in rental accommodation - a two month quicker purchase is £2k of rent I wont have to pay).

    My colleague at worked said his offer is conditional upon it being removed form market which worked for him. I tried the same and they said they wanted to keep it advertised - unless you've made a very good offer above asking then they will not be in a rush to accept. Prices are going up so another month on the market isn't to their detriment unless they have an urgency to sell.

  • When I put the offer in for where I'm buying there was another offer as well. I don't know if it is was more or not, but I offered asking price and was ready to go with an AIP and wanted a quick sale. I said I'd want it changed to SSTC and they wanted to see the AIP letter. I sent a photo to the estate agent and they changed it on rightmove that afternoon.

    It all depends on your situation and what the sellers chain needs are too I'd think as to which offer is most attractive to them, or if they want to hold out for someone else who will match up with their plans better or not.
