            Yes, we have already established that EPCs may be flawed, but that doesn't help the OP, who wants to know what the one they saw might mean.
 To my post above, I might add that 'timber frame' where I live, means brick or block as the outer part of the wall. The inner skin is completed first and the roof put on, then the outer wall is constructed, so it looks like a brick or traditional block-rendered house.
 Could also be an old house. With the original part timber framed and more modern brick built extension?0

 Hardly. I only answer easy questions; not tricky stuff: like whether a Section 21 has been served correctly if it's on Sunday, on the Isle of Man and there's an R in the month.
 It's the same on 'In My Home.' There are regular posters' pet hates there too.
 For example, if anyone dares to ask a question about conservatories, it's usually followed by several posters telling the OP how terrible conservatories are, how they don't add value and and how they'd be much better off just forgetting about them.0

            Dave, that's what happens on forums where people give their time to offer opinions and help without payment. Sometimes the discussion of peripheral matters is very helpful letting OPs have a greater understanding of the subject or pointing out issues that they have not thought about (but should do).0

 I don't want to muzzle anyone; it's just the way ideas are presented that sometimes grates. It's like that Harry Enfield character who'd always reply, "Oh, you don't want one of those!"0
