House replastering quote

Hi, we have just purchased a house and most of rooms have artex (not abestos) textured walls & ceiling. We want to re-plaster 2 bedrooms (3mx3m), living room (5mx3m), hall way and landing. He said as it's a texture so it need bonding first then re-plaster.

We have a builder come around and quote £7000- is it reasonable?

    I'd guess you'd be looking to get decent change from £2k for that lot, although it will depend where you live.
  • That seems extremely high, especially as there is no asbestos
    We have recently had a similar quote (3 bedrooms, hallway, landing, lounge) that included painting and decorating for £1,800 to give you an idea. And that was from a highly reputable decorator/plasterer
    Go and get some more quotes!
  • We quite shock when he quoted £7000 because we didn't expect to be that much, but just to be sure that why we posted the question here, and hoping someone that have similar experience can give us some ideas of what price we should expecting to pay. We living in Southampton so we shouldn't pay premium price like London. Guessing!!!

    I'm not a plasterer but i do renovate properties,

    i would expect to pay around £2500 for the work you've mentioned, if it was skim only I would say about £1200 should do it.

    I would get a few quotes (not estimates)

    Once you find the plaster who you're happy with, get them to plaster a wall or two (get a price for this) just to make sure you're happy with their workmanship, a good plasterer won't mind.

    a good plasterer can work out cheaper than a poor one because they tend to get it right first time, they won't be spending time trying to smooth out the plaster.

    Sun shining on a painted plastered wall will show up all those sins :)
