Removal of bed from Furnished Property.

Hi Guys,

I am currently renting a property that was classed as fully furnished. to be honest it wasnt fully furnished at all so we have had to buy things like a washing machine,freezer, sofa, table and chairs.

all we were really left with was a fridge and a few old miss matched chest of drawers and bedside tables and the most awful looking bookcase know to man kind. we requested that the Landlord store these items in the garage on the property that we do not rent or have access too, he agreed and that was that hideous bookcase out of our lives!

The bed that was left must of bed over 10 years old and was extremely uncomfortable. My Partner is also struggling to sleep due to back pain and is awaiting a MRI. So I have decided to purchase new new bed and mattress that is suitable to ease the pain.

Now for the problem! The Landlord is unwilling to remove the old bed from the property, refusing to store it and also refusing to dispose of the old bed. we now have nowhere to store it. is there anything that I can do?

    Yes.

    You can dispose of it yourself.

    You'll need to buy it off the landlord at it's value at the end of your tenancy which for a 10 year old mattress and base set is probably very little as the maximum life of a good mattress is only 10 years. Landlord cannot expect new for old. You would need to find out how old it really is.

    Or you can just ask the LL if you can dispose of it yourself (he may be not willing to pay the costs of disposal).

    And just to add, please make sure that you have altered the inventory to take account of the items removed etc. , signed it and asked landlord to sign it. This is to protect you when you leave the property regarding your deposit.

    Any conversation/texts from landlord regarding this should be followed up with a letter detailing what has been agreed - keep a copy.
