Is it a particularly desirable property that she would wish to hold on to? If not, it may be cheaper to offer her your share of all the months she paid the mortgage on her own (though I appreciate that both fully liable for the entire debt). That may make it an more appealling proposition and allow her to move on in a way that keeps legal costs to a minimum.
You say she's bitter - and this may be true - but from her perspective, her paying the mortgage by herself allowed you to rent without additional liability for the house and by so doing allowed you some stability and a chance to move on more easily than you would have been able to.
Fast forward and your life has changed for the better and you suddenly have become the cause of her instability!
Just something to ponder when things are fraught during negotiations.
Also you won't get far with a mortgage application right now with a potential repossession/bankrupcy on your horizon.
Hope it works out all around.0
