@ Lisa - Thank you - The boiler and loft insulation I can get for free or reduced price...it's the wall insulation that's the problem and also the one where most heat is being lost. Being a hard-to-treat wall, It's difficult to insulate and that was why I wanted to know if it's possible to insulate the internal walls of this property, whilst keeping original features, such as the fireplace/chimney.
@ martsoton - I'm sorry you've lost me.0 -

No one on here can accurately answer your question. Do your personal sums and allow a contingency. And offer accordingly.
It's why in the professional world we have risk registers and contract arrangements to allow for compensation events.
You don't have that. So take these lemons and decide if they make lemonade or leave a bitter taste. It's that simple.0 -
@ marksoton - If you haven't noticed, 2 posts prior to this, I had already finalised my reply, apologising too as I was very confused. I'm simply replying to any posts after that, so what is your problem? If you don't want to help, please don't post on this thread.
As for your last reply regarding contracts and compensation, how would that help with regards to insulation? Am I supposed to sue the vendor for giving me a house that t is too cold to live in?0 -
I think if you're worried about bills it may not be the house for you. I was exactly the same when looking at houses, looking at the EPC ratings and not putting offers in on houses that were clearly going to cost a fortune to heat. In the end we went from an eighties two bed terrace to an eighties detached double the size and it worked out £20 per month more in gas/electric a month. Granted it lacks any character whatsoever but its been so cheap to run, easy to do up etc. Whenever we visit friends with older houses which granted have more character, in the colder months we're always freezing our nads off presumably because they don't want their heating bills to be extortionate so put it on the bare minimum. Just depends what is more important to you I guess0
