Just agreed to use Entwistle Green to sell

Just waiting for them to get back to me but I'm assuming it will be Monday now. They called this morning to see if I had decided yet and said that they had an investor who is looking for a property and mine would be ideal, not sure how much of this is them wanting me to sign on with them tho!

If we get hat we want from selling the house it would give us our 10% and we have 5k which they say would be enough for selling and buying costs, does this sound right? We are looking to buy for around 170-180k

    It's a sales pitch. Ignore it and decide on
    * price
    * coverage
    * contract terms/length
    * reputation
    * recomendation

    £5K may or may not be enough.

    * buying price?
    * lease or freehold?
    * condition?
    * 1st or 2nd property (SDLT rate)
    * agency fee?
    etc etc

    Do your own calculation. Don't rely on reassurring words from an agent who is desperate for you to sign a contract.

    * condition? Looking for a property we only need to paint
    * 1st or 2nd property (SDLT rate) 1st property, selling current and buying another
    * agency fee? Their fee is £1,800 + VAT but going to try and negotiate it down

    We are continuing to save while selling and looking so we should have another 2-3k by the time if we sell in the next 2-3 months
