    Beware of any sole agency which are fine, especially if you get a reduced rate, but the sting in the tail is that if you change agents the original sole agent may want his fee anyway. Read the contract very carefully to make sure this doesn't happen.

    Ask to see their sales record, how many per month, how close to asking price, how many fall through and so on. In fact create your own questionnaire for the agent, but this might just p*ss them off, but who cares.

    In fact I can see a need for a website called ratemyagent! This would have some Amazon style feedback

    It would be a good idea to contact your management company to see how much their selling pack is and their turn around time. Your solicitor will request it for you but it is useful information to have!
    Currently studying for a Diploma - wish me luck :)
