  • As I posted earlier ......"When you wrote (yes WROTE!) to landlord (yes LANDLORD! - copy agent, keep copy) about this what response did you get to your calm & polite letter??"...
    &....
    .
...."You could suggest you were thinking of asking council for a HHSRS survey but that will probably guarantee bad relationships for the time you are there..."

Did you ever read this?? What response(s) did you get from Landlord, please??

Forgetting the legalities...... ask your LL.

As a landlord myself I wouldn't hesitate in correcting either of these problems.

In my view when it comes to tenancy a lot of emphasis is made on legal obligations and who should do this and who shouldn't etc. But ultimately, you are the "customer". If the LL wants you to remain in the property for an extended period then it's within their interests to put these things right for you. If not, you're likely to move on sooner rather than later, right?

Of course, many LL's don't have the same attitude as me, but first and foremost i'd put legal obligations to one side and speak to your LL to see if they're prepared to correct these issues.

The agency are sending out an electrician to quote installing this switch but I want to ensure this is going to be charged to us as it is essential for the house to have not a luxury we are asking for?
    !

Why do you want it charged to you?

I assumed that was a typo.
  • The previous tenants were plugging the cooker into a normal socket however this is dangerous and as we have purchased a brand new cooker we don't want to take this risk.

The landlord has agreed to pay for the work but nothing has happened still. We are now looking into the compensation we would be entitled to for the extra money we have had to spend in order to eat without a cooker hence my questions on legalities

Clearly by the context of the post, the OP meant 'NOT' charged to them.
As to whether this is correct, posters above have good suggestions.
  • HAVE YOU WRITTEN TO THE LANDLORD ABOUT THIS (please?).

What does the manual for your new cooker say about this ? Some are fine to plug into standard sockets.
  • Landlords do not have to provide cookers, microwave ovens, etc.

I would think that the issue here is whether it was implied that the kitchen would allow connecting a standard cooker.
