Issue with letting agency

I contacted the agency this morning & was copied into the response to the tenants. They claim there was a misunderstanding in relation to the work that needs to be done & so there will be a new quote issued for the work. I am disputing this and have requested that they arrange an additional quote from a local handyman with good reviews.
It is a mindfield though, as I'm not there, there is an element of trust and I'm sure all options have their pitfalls.0 -
Do you trust the tenants?
Then ask them to sort it and deduct from the rent.0 -
Only recently meet the tenants tbh although they seem nice enough. Unfortunately I'm paying for a managed service so the agency sort the money side before it gets to me...0

Right, but if you tell the tenants to pay £x amount this month and deduct £Y. That's your right.
The tenants contract is with you, not the agent.0 -
Or get the tenants to fix, send you the invoice, and you pay the contractor.
Or get the tenants to fix, pay, then send you the invoice, and you pay the tenants back.
Or start giving your agent specific instructions:
* confirmation of exactly what the problem is and what work is being arranged before you authorise any work
* 3 competitive quotes before you authorise any work0 -
Thanks all, I've a list of things to request from them on Monday. Really glad I posted, am learning a lot.0
