Do new builds come with some sort of warranty other than NHBC?

Just a quick question - I moved into a new build house in June 2015.

Today, one of my neighbours came to tell me that a roof tile has come off my roof :eek: and sure enough, when I went to look there is one tile (ridge tile) off, and another probably just waiting for a half decent gust to fall down.

I contacted the house builder to query whether this could be fixed, and was directed to my house insurance! :eek:

Am I naive to think that a house roof tiles less than a year off shouldn't be falling off already?

    Are you saying that the house does or doesn't have an NHBC warranty?

    If it has...
    During the first 2 years - builder warranty and NHBC Guarantee
    The builder is responsible for putting right any damage caused by their failure to build to the NHBC Standards.

    If it hasn't got an NHBC warranty, and you have a mortgage, it almost certainly has a different 10 year warranty - which you can check the terms of.


    But if the damage was caused by a storm, that would be covered by your buildings insurance rather than a warranty. But the excess and increased premiums for 5 years probably means it's not economic to claim for a job this size. Better to get a local builder/handyman.

    My apologies - it DOES have an NHBC warranty, but looking at the conditions of this it didn't seem like it covered this damage.

    I just (obviously naively) thought that a house less than a year old would be able to withstand a pretty disappointing storm - doesn't bode well for the future if this is Year 1 storm and tiles off already :eek:
