countrywide surveyors?

Hi guys i am currently having my house valued by countrywide surveyors it is just the basic valuation for a mortgage with halifax - but im quite scared as this morning i decided to google them and see what the reviews are like and they are absolutly awful, horror stories about house being 30k + under valued has anyone had any good dealings with them?

    I'd take the reviews with a pinch of salt - mortgage valuation surveys are commissioned by the mortgage lender, so when everything goes fine the borrower probably wouldn't think of publishing a review of the surveyor - so the reviews are likely to be biased towards dissatisfied borrowers.

    Countrywide is a very large company doing huge numbers of surveys. We had one done a couple of weeks ago for the remortgage - the surveyor was a local guy who knew the area very well and supported our estimated valuation (which in fact I thought was optimistic, but I thought I'd try it to get into a better LTV bracket).

    Everything else being equal, the largest companies are going to be the ones with the most people moaning about them online, so it doesn't mean that objectively they are the "worst".

    I had our valuation done with them last week, and it was fine. The reality is that the mortgage companies want to reduce risk in high LTV mortgages, so as long as your property is realistically priced, then this should be reflected. If its not, and the seller is expecting more, then you need to also think about whether you want to buy a property that your mortgage provider isn't convinced is worth as much as your seller thinks... it may come back to bite you in the future!
  • We had a survey done through Nationwide Building Society with Countrywide, the surveyor called us a couple of days before he went to ask if we wanted him to look at anything specific, he rang us when he'd done it, and we had a copy of the report a couple of days later. I was quite impressed really.
    Don't wait for your ship to come in, swim out to it.
  • Well take the reviews you read with a pinch of saltHalifax sent the instruction for valuation Tuesday at 3pmgot a phone call off Countrywide at 4:30 pm asking if it was ok to book in for the following day Wednesday at 10:00am the valuer came round and was very polite (although was very difficult to read what he was thinking ie Good/Bad!)he told me he would send report back to halifax later that day (which i thought, Yeah right!)Rang Halifax thursday morning and low and be hold they had the valuation back and valued it at the correct amount so offer is now in the postAbsolutely amazing service from both Countrywide and Halifax, i could not be happier now on to the solicitors!!! xx

    My own house was mortgage-valued by Countrywide on behalf of my buyer's lender last month.
    It went fine on the day, and the lender approved the buyers for the mortgage for the price we agreed.

    That's a positive review.
