    Thank you, unfortunately there is no possibility of mains gas. This house is quite remote and all neighbouring towns are either LPG or oil. If it ever becomes available it will be something we will go for.

    We have many outbuildings so log storage and seasoning aren't an issue but the log burner is a long term plan and will involve changing the boiler which I'm not sure we will do straight away. However, changing the boiler could have its perks. We would be able to get rid of the water tank in the bathroom and possibly put a shower cubical in.

    I need some trades people to come in and give me some ideas.

    Great. You have a good reason for having a wood burning stove, but more importantly, decent facilities for making it a pleasure, rather than a chore.

    A new condensing boiler should lower your heating bills too, when you get to it. Try to sort the main plumbing for that when you do the other jobs, even if it's some time before you plan to change the boiler.

    5 bedrooms and only one bathroom. Doing something about that would be my first priority, I think.
    I can afford anything that I want.
    Just so long as I don't want much.
  • "Fabric first" - upgrade insulation, air tightness, ventilation and make your home a healthy and comfortable place to live. Silly kitchen toys can come later.

    Just be aware that if the wiring is dated then a new distribution board will not change that fact. Rewiring is the sensible option in that case.

    While our wiring had an outdated circuit board that needed to be replaced, that waited until we had the extension done but we had surface mounted sockets sunk straight away and a general check of the electrics when we bought in 2012. Unfortunately despite everything testing ok, once you start looking at wiring, it's a total mess and we really wish we'd had it completely rewired before we got settled and decorated. The sparks have just finished sorting out the daisy chain affair that should have been a ring main but all tested ok and was only noticed when we lifted floorboards upstairs.

    We've prioritised new boiler and getting leaky bits sorted (ok, possibly still ongoing unfortunately) but done it as part of a big renovation, not to add value but to make the house suit us, as a long term home. We're lucky that our only non mains service is the septic tank. That works, and has done for over a century and just as well as it would be difficult to replace. Bit of a hassle sorting out our surface water drainage too.

    We've had the garden/ driveway done too, as the builders and skips made it a mess and bad for the car. Next job is to sort the garage and carpets upstairs once all the wiring is definitely sorted (including weird AV stuff thanks to geeky OH)
