Building Regs & Insurance

Hi Guys, looking for some advice on a potential purchase.
We have everything in place and ready to exchange contracts (mortgage offer approved, searches done, valuation etc), however there is a niggle.
The vendor had work undertaken 2 years ago converting their garage into an office space. The dimensions of the garage (attached to house) have remained the same however the back wall of the garage has had a double pvcu door fitted. It is all done to a very high quality and the surveyor saw no issues (obviously will have electrician, gas engineer and builder check its quality for professional advice) but there are no building regulations certificates.
I'm sure there is the option of indemnity insurance however, a bigger concern to me is how this would effect a building insurance policy. In an event of a fire starting in this conversion, would the building insurance be void due to lack of building regulations, even if we had recent electrical/gas certificates and checks covering the whole house and conversion?

I don't believe it would void your buildings insurance, but after your fire, come back here and let us know how your claim gets on.......
