Landlord gave notice - just a sad little rant :(

    Having rented for the past six years (and moved 3 times in that period!) I believe all initial lets are for six months.

    I've rented 3 different houses now and all initial terms were 12 months. Just signed up for an 18 month renewal on one.

    MAybe your LL's mortgage company is highly unusual

    Maybe your landlords didn't have mortgages

    Maybe your landlords had mortgages but no permission to let, which would mean tenancy wouldn't be valid or honourable if landlord defaulted....

    Never-the-less it's standard practice for the majority of mortgage companies to stipulate ASTs have max. term of 12 months as a condition of permission to let.

    My thoughts are that many landlords offer longer period lets (which is nice for the tenant) without telling their mortgage lender hoping never to default. My Tenancy agreement is for a period of 21 years and have been here for 9. Perhaps he took out a commercial loan rather then a mortgage over a shorter period 10/15 years.
