  • Unfortunately I tried that Em, they have the old sale price from when I bought the house, but the pictures and details are from my sale last month!
    It's just come at a bad time; I feel like I'm dealing with most of this on my own as OH isn't very proactive. We're surrounding by boxes ready to move and in the past week the heating broke and today the washing machine broke.
    Frustratingly I have a brand new washing machine ready for the new house, as we are selling the house with the kitchen goods left behind :rotfl:
    I need a big cry and then it'll be fine!

    This will be a distant memory very soon. Tackle the little problems as they arise - you will soon be in your lovely new house!!

    With regards to this - answer honestly and your solicitor will advise you. I highly doubt it'll be a problem :-) in the unlikely event an indemnity is needed, I should think it'll be less than £100 (we purchased an indemnity policy for an extension which didn't have building reg approval for less than £50)

    I had a similar issue with a conservatory.
    Use Google Earth satellite images to view historical photos. You might not be able to do it via the main maps page, you might have to download the main Earth program.
    Take screenshots of images from various dates, preferably one showing that the decking is more than 4 years old. If you have had no protests/complaints in this time, it will be a great help.
  • Thanks Giddy penguin, I needed that! The washing machine is dead but at least that's done with.
    Dc197 the Google Earth plug in shows pictures from 2006 (pre decking) but then jumps to 2009. It proves it's been there for 7 years (although it's a very poor quality image), but not that it was installed before I moved in.
    I've spoken to the EA at the time who has given me a screen grab of from their Right Move files. It has no pictures as I suspected but has a write up saying 'the agent understands that the garden is to be decked on three tiers.'
    Sent the form off today and have pur it to the back of my mind!
