Vendors delaying exchange/completion - foulplay

    I would agree to the completion date - it's simply not worth throwing your toys out of the pram and pulling out over - but with exchange by the end of this week.

    Once you've exchanged, you've got certainty. It won't change again. You can book holiday, removals, etc. And, more importantly, relax quite a bit!

    Wow this sounds just like what I'm going through. First time buyer, told no chain. Confirmed no chain throughout the process. When exchange comes around, the seller said they're in a chain and their property fell through. Now not willing to move until they have found a property, surveyed, moved in. And here we were thinking we'd be moved in by now. Been going on since October. Why do buyers have no rights when they end up spending so much on good faith? Why do I have more rights buying a TV than I have a property. It's silly.

    I buckled and just went with their completion date and exchanged. I've lost some money and it wasn't at all convenient or fair on me but at the same time I didn't want to lose the house and walking away would mean losing even more money on top (cutting my nose off to spite my face).

    Incidentally I presume I am entitled to the interest on my deposit (which has sat with my solicitors for several weeks). Should I expect a cheque post sale and chase if not received? We aren't talking masses here, but it would be a nice Brucey Bonus to cheer me up!

    Yup, exactly the same.

    Wanted a "quick sale" so were "delighted" I was a first time buyer. Told there was no chain for five months then at the final hour suddenly there was and this was creating issues!

    I think the "eye for an eye" approach, albeit you'd be lowering yourself to their standards would have been to get to exchange and then demand the costs incurred or threaten to pull out. They'd then have been as emotionally and financially invested as you and not wanting to lose their property. They may have then caved and you got your extra costs back.

    I guess all you can do now is hope some of their post doesn't get redirected and is received at your place (and possibly mysteriously gets lost....), tell people what they did to you (eg neighbours, etc) and try and be more aware in future that some people are like that and keep a protective eye out in case you come across this type again.

    There is normally a de minimis amount, and client accounts are often not high interest, so I wouldn't hold your breath on this one.

    Three things you should never do if you're buying/selling:

    1. Book any holidays.
    2. Book removals vans before you've exchanged.
    3. Never order new things/deliveries. No new beds, sofas, carpets, etc... until you've exchanged at the very least.

    Seriously? Why would anyone do this. You don't mention who's neighbours you would bother about such a silly thing, but if your own new neighbours, then wont they think well of you, tattling on someone who has moved out. Would be amazed if they ever spoke to you again.

    If you mean the sellers new neighbours, well hell they could have moved 100s of miles away and still what's the point. This whole nightmare is over now, no one should dwell on it when in the end it turned out fine.
