Re roofing quote fair or not

Options
Need our roof repairing by having the rear re roofed including new rafters but re using original clay pantiles. And then repairing the front which is slate with some new rafters and relaying original slates. Inclusive or skip hire and scaffold, materials and labour for an end Victorian small terrace with rear access that crosses two adjacent gardens. Have been quoted by two companies one at £9000 inc vat and one @7000 inc vat. I am not a seasoned pro on roofing costs but just seems high. We're In East Yorkshire if that helps also. Thanks in advance.

Seems expensive to me, along with the new rafters im guessing your going to need new facia boards and then guttering, not usual to work round your old stuff. Im thinking more like £4000/£5000 if it's your normal size terraced. But im only used to doing the wooden bits.

We had our Victorian 3 bed semi done for £4500, I sold the old tiles to a salvage company for £350. Hope this helps.

  • £9000 wow! That is unbelievably high! We have just recently had a fantastic new roof fitted by a fab firm in Liverpool (https://www.liverpoolroofingservice.co.uk). The new roof with them cost a fraction of the price and I must admit, although they weren't the cheapest around, I felt that they could do a good job. Some of the quotes that we got were over £10k - no thanks.
When I asked for a breakdown of the costs, I couldn't see how the price was being justified.
Always ask for a breakdown when being given a quote for any work.
  • Get 3 quotes, not 2. With 2 you don't know which one is reasonable as the "low" one may be too low.
