Help with areas to buy house - £260k budget; commuter into central London

Re the bishops Stortford line, unfortunately I don't think there will be anything in Bishops Stortford in your price range. You could try Harlow, but personally I wouldn't want to live there0

And keeping with the Essex theme, you could possibly squeeze something in Billericay in your price range.
Plus there is Wickford and Basildon which will be better value. I think Wickford is okay, but personally not a fan of Basildon.0 -

£3164 for train (which would get the OP to Cannon Street) or £4092 with tube etc included. Not many 2-beds at that price though according to Rightmove.0 -
If you are prepared to travel to a station, it might be worth considering Thamesmead. Abbey Wood station is going to be on crossrail so the area is improving, and that is likely to ripple out to Thamesmead.
I think abbey wood itself is out of your budget.
Or how about Belvedere/Erith which have trains into Cannon Street?0 -
Eltham has trains to Victoria as well as Waterloo, London Bridge, Charing X & Cannon St. Journey time would be around 20 mins. Not sure if you'd get something decent for your budget, but there is also New Eltham & Mottingham to consider & Sidcup.
You are wise to want to be within London & it's 6 zones, as the cheaper your travel costs will be as opposed to travelling in from much further afield. The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
£260K won't buy much in Hertfordshire these days. Go further north into Bedfordshire and there are 2 or even 3 bed semis in reasonable areas for this price, but commute will be over an hour and probably expensive! If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

Most of Hertfordshire has gone crazy over the last few years and you'll find only a handful of houses for under £250klincroft1710 wrote: »£260K won't buy much in Hertfordshire these days. Places like Hayes, Waltham Abbey and Walthamstow look like they have a few clusters of more affordable houses.
BUT.. if you didn't mind moving quite far out there's Aylesbury where you can find 2 bed houses for £200k. There's a nice development of new houses with its own station (Aylesbury Vale Parkway) https://www.taylorwimpey.co.uk/find-your-home/england/buckinghamshire/aylesbury and I guess you could use one of the government schemes and push for a 3 bed house.0 -

Hatfield Peverel?! Close to the station and 45 mins to Liverpool Street on the train.
You could also try Witham which has a similar train journey time, though doesn't seem much decent available there at the moment
Don't think you will be able to get much closer to London than Hatfield Peverel/Witham on this line if you max budget is £260k and you definitely want a 2 bed house.
Witham and Hatfield Peverel are on the same train line, and only a few minutes apart. However, Hatfield Peverel is a small station, and most trains don't stop there. If you miss your train at Hatfield Peverel you might have to wait half an hour for the next one, even during rush hour.0 -
I drive through Hatfield Peverel every morning and evening and wouldn't want to live there, traffic is so slowwwww largely because of people trying to get in and out of the (small) station, which, as other poster said, doesn't have many trains compared to the likes of Witham stopping at it. My nearest station is Kelvedon which is also on the same line but further back from Witham. You could get something in Witham in your price range. My friend just sold a two bed end terrace for 210K within 0.5 mile walk of the station.0

Try looking at Chafford Hundred - near the Lakeside centre in Essex.0
