Interesting thread and a great insight to the mentality of the people who frequent HPC.
Let's face it, anyone who STR'd in 2005 and hasn't bought since, has got to be completely barking.
I have to admit to quite enjoying watching them get angrier and more disillusioned as another year passes.

No – its merely pointing out the rather obvious.
Unless you are exiting the market or downsizing then house price rises may not actually work in your favour if you only own one home and look to upsize. Cos you actually do need a home to live in!
The price of the house is academic and a matter of opinion at any one time unless you are moving – your mortgage payments are real!
So to repeat again:
You buy a flat for £200k – prices double to £400k. Great you have made a ‘£200k’ profit.
But you have kids and want to buy a house. That house was £300k when you bought the flat but now its also doubled in price. So now it costs £600k. So now you need to pay £200k more to buy it rather than £100k more.
So your mortgage is £100k higher than it would have been as you now have to pay £100k more to buy the house even allowing for your supposed £200k ‘profit’.
So for up to 25 years you are paying interest on £100k more and repaying £100k more to your bank than you would have done had prices not increased just to live in the same place. Of course you could always sell up and sleep rough?!
Now clearly your kids or the old peoples home may reap the benefits one day of your home – but you may well not if you actually live in the place till you pop your clogs as in reality most people do.
So yes maybe they might have sold at a loss - but as has been demonstrated their total costs/mortgage payments for the better place they are moving to would be much lower. So they actually save money on their monthly mortgage payments - which are of course very real unlike their 'house price' which only matters if and when they sell.

This is now the second HPC vitriolic thread on the same page where appreciation of any post on that HPC siteis not tolerated, and there really are some good posts just that people like you are so filled with hate and anger that you cannot see them.
You do not know any of them personally Skeppi, so stop making out you do. There are serious issues in the housing market, and perfectly reasonable people are addressing the issues in debate whether you like it or not, so just grow up.0 -
