Land registry data and zoopla

Hi all,


I was under the impression zoopla 'pulled' its sold house price data from the land registry site, but looking up a particular street and comparing the two, there are a lot more transactions listed on zoopla than the land registry site. Rightmove, on the other hand, closely mirrors the land registry site.


I read that the land registry site does not include auctions or repossessions - is this still true? And if so, is zoopla somehow obtaining this data and therefore could this account for the difference?

    I don't see how zoopla could get the unlisted prices like auction sales.

    Are you sure you are not looking at 'estimated values' which zoopla also lists?

    No, I'm pretty sure I'm not looking at the estimates. Here is an example, address removed, info from land registry followed by info from zoopla, zoopla appears to have an extra transaction from Jul 2014, whereas the only transaction on land registry is the Jan 2008 transaction. Found quite a few examples in this particular area, but when I look up my own street, its consistent on all sources. Any ideas?

    Stick a link up to the two pages... but I think all the free websites just cull their data from the LR site...

    Land registry started providing details of more property sales in its monthly data in the autumn of last year - so auction etc would be included. in the data set they provide these are marked as a different category so its then up to the users of the data whether to make use of this additional information or not.

    Sorted by last date sold, if you look at flat 6 (not house 6), the last transaction on land registry is Jan 2008 but zoopla lists details of a Jul 14 transaction (at what appears to be a lower price, so possibly auction?)


    Mallotum X - if I understand correctly, you are saying this could indeed be auction data that the land registry is now providing - but if so, how do I find this data on land registry?


    I guess my main question is not where zoopla is getting its data from, but is it accurate?

    Anyone can buy the data for individual properties from Land Registry. It costs £3 a throw.

    Could be a shared ownership property and the price reflects the price paid? It could be a part-owner buying the other share in the property. I can't find the property having ever been advertised for sale so it's a possibility.

    It could have devalued by that much in that time. That's not that hard to believe. There are 3 properties in those 2 blocks of flats that are registered long term empty. Maybe nobody wants to live there.

    The very large electrical substation at the side puts me off immediately.

    Thanks all. Its not individual properties I'm interested in, rather house prices in a particular region overall.


    Thanks HappyMJ. They are all feasible scenarios, yes - but where are they getting the data from? Am I missing it on the land registry? Is it accurate?


    I have always used land registry, but if I was buying a property on this close (which I'm not, I agree about the offputting views!), I would have used land registry only (via the link I posted) which gives a very different impression to zoopla regarding the current house prices. My main point here is trying to determine where to get accurate, and complete, information.


    Out of interest, how do you know if a property is registered long term empty?
