To Let or Sell: Scotland

I own a 2 bedroom flat in Glasgow, I am going to move to Edinburgh where I will be unable to afford a property and will be renting. The question I am wrestling with is should I rent out my current flat or sell it… I bought it 4 years ago for £102,000, there is an identical flat currently for sale offers over £99,000, so…

You can get some nice flats in Edinburgh for £102,000. Have a look up Leith walk and the streets off. Only 10-20 mins walk to the centre of Edinburgh, quite an up and coming area (it has been for years but they have recently demolished a big eyesore and put in some posh student flats instead with new shops, supermarkets etc). You might not get 2 beds but if you go for a flat without a factor you might be able to stretch to it. Factors are often a total waste of money anyway...

I do know people who have been found out for letting without lenders consent. It didn't end well for any of them! Why are you listening to letting agents? They lie about pretty much everything.
