    Why are they saying that they need to re-reference everyone in the house if there is a change of tenant, and again if a new fixed term is agreed? I am sure most agents don't do this, why would they need to? (especially if rent has been paid up to date).

    It is a blatant excuse to rip you off for more money, and I would bet anything that they don't actually do it, anyway. I have noted that Belvoir is apparently one to avoid!

    When will the government decide to bring in more regulation for letting agents? It is well overdue.

    Perhaps, but you will find more LL willing to rip you off there than in EA, who can't just disappear with your deposit or go quiet.

    They've said that it's not a priority for them. The Tories want everyone to be home owners/landlords and don't really care about tenants or students who won't vote for them anyway.
  • Students aren't usually credit checked. They have a guarantor who is credit checked. I know with my last child it was hell as both of us parents are self employed and we were not prepared to hand over 6 months of bank statements! In the end lovely mother in law with a regular teachers pension was used as the guarantor. But no - the students themselves were not credit checked.

    They could easily have CCJs!


    I think you'll find, in your case they were not checked. But often they are.

    I am not saying never but we have presumed and assumed that very few 18 and 19 year students have had the time to collect CCJS prior to commencing UNI (I am sure there are one or two who have and who may be older). Very few students are NOT tied to their parents income for student loan purposes. We and our contemporaries pay the rent direct for our student children's accommodation and certainly with our older children had to complete a pile of paperwork as guarantors for the rent. It was only the last child that we weren't accepted as guarantors because our status had changed to self employed. The Landlord was far more stringent than the Student Loan Finance. As an aside we are now LIL ourselves with a student lodger whose parents pay the rent and are her guarantors.
