  • Afternoon folks!

    It's been ages since I posted! Just before Christmas my laptop, I pad & I phone all broke in various ways! So I just went without for a while!

    Been really busy with the promotion. Going in & taking over a pub just before Christmas is hard work. But it has been amazing.

    But I need some normality back in my life & to start saving some penny's. Will start off small today :-D

    * check banking
    * check free postcode lottery
    * one poll
    * list direct debits - start making a budget again
    * all meals from stock
    * turn all lights off etc when not in use

    Greensalad, that must be so frustrating.

    Le., sorry to hear that your losing a tenant, could you re-let the flat? We had a tenant go in similar circumstances but advertised the property for free on gumtre and only had a week of it actually being empty.

    [FONT=&quot]I’ve been trying not to panic about where I’m going to find an extra £600 a month when my flat is empty come 1 February. :( My tenant had previously said she’d stay on after her fixed term ends on 30th Jan but then changed her mind meaning I got just over a week’s notice. Grrr. [FONT=&quot]:mad: [/FONT]It’s things like this that set me back to square one – I was just starting to get together with our finances and had started saving for empty periods but so far that fund only has £100. :( I could potentially ask for a mortgage repayment holiday for a few months while the place is on the market but what good would that do?! Then I’d be in more negative equity. I expect they wouldn’t allow it. Have been reading about how the mortgage co might accept a lower-than-outstanding balance purchase offer if it’s still more than they could get if it was repossessed, but in the meantime [FONT=&quot]I'll trundle on...     Ok how can your tenant do that? Surely she has to give you a months notice to quit? Even if she has changed her mind about doing a longer let. You should say she has to give you more notice.

    We had a similar problem with said supplier. The refund took four weeks to come through and the compensation, which they said would be paid into our bank account, was credited to our energy account instead a further four weeks later. They said the delay was because we'd changed tariff which they never mentioned would cause a delay on phone call number one.

    Can you re-let it through Facebook? Does your local area have a page? Or try advertising it on a local ethnic community page for a whole new audience?

    Bob - unfortunately yes, she can do it as that is the end of her fixed term contract that she is currently on.     Thanks Ally and Legomum - I will think about re-letting it (and probably end up having to do that) but the other part of me wants to get rid of it completely. I pay about £100 a month even if it is let (assuming no repairs are needed) so it's just costing and costing and costing... Then £450 a year for the permission-to-let fee and all the rigmarole that involves (mortgage application type grilling every year, credit check etc). :(

    I thought about letting it myself rather than through an agent but I live about an hour and a half's drive away and I've read so much bad stuff about bad tenants looking out for naive landlords so I'm pretty scared to do it that way now. I might still try to see if any friends of friends are looking so I've got a bit of a character reference...

    Otherwise I need to magic £600 a month extra and pay that (mortgage, mgt charge and council tax - there is no discount for unoccupied property from that council) and ride it out until it sells. :(
