    People watch too many to shows on doing up properties. In this case, three years last, OP did not get the ltv they wanted. This would indicate to the brickies mate, that they would require some professional advice and strategy. This so called project has been beset with problems since the start.

    When I modernised two houses, the first thing I did was make the place waterproof, and do the roof.

    Three years into the project, the roof is not done, the property is not yet watertight.

    The reason for this, is that this OP thinks solicitors are in some way better that an architect.

    In my builds I used a professional architect, who drew up work plans, schedules and allowed drawdowns on mortgages to be granted on conclusion of the works required..
